This has been a challenge over the last few months. I've been looking at bigger deals and realised that my finances won't stretch as far as I need them to. The only way to secure the larger deals is using other people's money. I started off knowing nothing about how to raise finance and I've been knocked back a few times. I've realised that persistence and consistency on trying to find a solution is the only way to make anything happen.
After many phone calls & emails of hearing 'no not yet' or no, this is not right for me' I met an investor who said 'yes'! This is down to the deal being a good one. If you find a deal that is cash flowing, easy to secure (ideally direct to vendor) and has a good potential uplift, then you're onto a winner.
And I have found such a deal!
It looks like I will also be able to use vendor finance to help pay for it. Although I know my area like the back of my hand, and I can find super deals, I've sometimes struggled to find the right investors.
